By using our website or service, you agree to these Terms. If you do not agree, please do not use the website or service.
1. Who We Are
Gary Group Realty, doing business as 2nd Chance Apartment, is a Texas-based apartment locating service. We help renters find apartments that may work with their credit, rental history, income, background, location, budget, and move-in needs.

In these Terms, “2nd Chance Apartment,” “Gary Group Realty,” “we,” “us,” and “our” refer to Gary Group Realty DBA 2nd Chance Apartment. “You” and “your” refer to anyone who visits our website, submits a form, contacts us, creates an account, receives an apartment list, receives SMS messages from us, or uses our service.
When you receive messages from us, the sender is Gary Group Realty DBA 2nd Chance Apartment. Messages may include apartment search updates, custom apartment list links, follow-up questions, application reminders, referral credit reminders, rebate updates, account or service updates, and support related to your apartment search.
2. What We Do
We help renters search for apartments in Texas. Our service may include:
- Access to apartment listings on our website
- Custom apartment lists based on the information you provide
- General apartment search tips
- Information about apartments that may review credit, rental history, income, or background situations case by case
- Reminders about calling before visiting or applying
- Rebate information when available
- Follow-up support by phone, text, or email
We only help with apartments. We do not help with single-family homes, private landlords, rooms for rent, rent-to-own homes, or commercial rentals.
3. Service Areas
We currently help renters in these Texas metro areas:
- Dallas-Fort Worth
- Houston
- Austin
- San Antonio
Apartment availability, prices, specials, screening rules, and move-in requirements can change at any time. We do our best to give helpful information, but each apartment community controls its own pricing, availability, application process, screening criteria, approvals, fees, deposits, leases, and final decisions.
4. Our Service Is Free to Clients
2nd Chance Apartment does not charge clients for apartment locating services.
You do not pay us for:
- Using our website
- Requesting a custom apartment list
- Talking with a locator
- Receiving apartment options
- Rebate processing
We are usually paid a referral fee by the apartment community after a client moves in and the apartment confirms our referral. That referral fee comes from the apartment community, not from you.
Any application fees, deposits, admin fees, pet fees, rent, utilities, renter’s insurance, or other move-in costs are paid directly to the apartment community or service provider. Do not send those payments to 2nd Chance Apartment.
5. No Approval Promises
We help you find apartments that may fit your situation, but we do not control approval decisions.
We do not promise that:
- Any apartment will approve you
- Any apartment will have availability when you call or visit
- Rent prices or specials will stay the same
- A certain deposit amount will be offered
- A rebate will be paid before the apartment pays us
- A property will accept any specific credit, rental, income, or background situation
Every apartment community has its own rules. Always call the apartment before visiting or applying. Ask about current availability, pricing, specials, income requirements, deposits, and screening criteria before paying any application fee.
6. Your Information Must Be Accurate
To help you find better apartment options, we rely on the information you give us. This may include your name, phone number, email, preferred city, budget, move-in date, bedroom count, income, rental history, credit concerns, background details you choose to share, and other search details.
You agree to provide information that is true, current, and complete to the best of your knowledge.
If your situation changes, tell us as soon as possible. This includes changes to your budget, move-in date, income, household size, rental history, credit details, background details, or preferred area.
7. Apartment Lists and Website Listings
Apartment lists and website listings are provided for your apartment search. They are not offers to rent and they are not approval decisions.
Apartment information may come from apartment communities, property managers, databases, listing tools, public sources, or past experience with similar situations. Even when we try to keep information current, apartment details can change quickly.
Before you apply, always confirm directly with the apartment community:
- Current rent
- Availability
- Specials
- Deposits and fees
- Income requirements
- Screening criteria
- Move-in date options
- Pet rules
- Referral requirements
- Any other details that matter to your search
8. Calling and Applying
We strongly recommend calling each apartment before visiting or applying. This can help you avoid wasting time, gas, and application fees.
When you call, be polite and direct. Ask about availability, rent, specials, and screening criteria. If you have a rental history, credit, or background concern, ask if that specific situation would stop you from being approved before you apply.
You are responsible for reviewing all application materials, lease documents, fees, deposits, and apartment rules before signing or paying anything.
9. Guest Cards, Applications, and Referral Credit
To help us get properly credited by the apartment, you must list us as your referral source when you visit or apply.
When an apartment asks how you heard about them, write:
2nd Chance Apartment Locators and your locator’s name
Do this on both:
- The guest card
- The apartment application
Apartment communities do not always notify us when you apply, sign a lease, or move in. You must contact us after you apply or sign a lease so we can keep your file active and help track rebate eligibility.
If you do not list us as your referral source, or if you do not tell us you applied or moved in, the apartment may not pay our referral invoice. If that happens, you may not be eligible for a rebate.
10. Rebate Program
We offer rebates as a thank-you when the apartment pays us a referral fee for your move-in and all rebate requirements are met.
Current rebate amounts are:
- $50 rebate for rent from $701 to $1,200
- $100 rebate for rent from $1,201 to $1,999
- $200 rebate for rent of $2,000 or more
Rebates are usually mailed 8 to 16 weeks after move-in, once the apartment pays our referral invoice.
A rebate may not be available if:
- The apartment does not pay us
- We are not listed as your referral source
- The apartment says another locator, website, employee, or source referred you
- You did not tell us you applied or moved in
- The apartment does not offer locator referral fees
- The apartment changes ownership, management, or payment policies
- The apartment account is delayed, disputed, unpaid, sold, closed, or in bankruptcy
- The lease does not qualify for a referral fee under the apartment’s rules
Rebate amounts, timelines, and requirements may change. The rebate page on our website will show the most current public rebate information.
11. Payments to Apartments and Third Parties
You may need to pay application fees, admin fees, deposits, rent, renter’s insurance, utilities, moving costs, pet fees, or other costs to an apartment community or third-party provider.
Those payments are not paid to us. We are not responsible for fees, deposits, rent, refunds, lease terms, utility accounts, insurance policies, movers, or any other third-party charges.
Before paying, review the apartment’s rules and ask questions directly with the apartment community.
12. Accounts, Forms, and Access
You may be able to create an account, submit a form, or access apartment information through our website.
You agree not to:
- Use fake information
- Submit someone else’s information without permission
- Share your account login with others
- Try to access parts of the website you are not allowed to access
- Copy, scrape, sell, or repost our apartment lists or website content
- Use our website in a way that harms our service, our clients, or our business
We may limit, suspend, or close access to the website or service if we believe someone is misusing the service, submitting false information, copying content, harassing our team, or creating a safety concern.
13. Communication by Phone, Text, and Email
When you give us your phone number or email, you agree that Gary Group Realty DBA 2nd Chance Apartment may contact you about your apartment search, apartment list, application status, referral reminders, rebate updates, follow-ups, account or service updates, and related services.
We may contact you by:
- Phone
- Text message
- Website form reply
- Other contact method you provide
You can cancel the SMS service at any time. Just text STOP to the number you received messages from. After you send the SMS message STOP to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time and we will start sending SMS messages to you again.

As always, message and data rates may apply for any messages sent to you from us and to us from you. You will receive recurring messages related to your apartment search. Message frequency varies based on your activity, such as form submissions, apartment list updates, application follow-ups, referral reminders, rebate updates, and support requests. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.
Carriers are not liable for delayed or undelivered messages.
You do not have to agree to marketing text messages to use our service. If you prefer not to receive texts, contact us through our website or email instead.
We are not responsible for delayed, blocked, or undelivered messages caused by phone carriers, email providers, spam filters, incorrect contact information, or service outages.

14. Privacy

15. Reviews, Testimonials, and Client Stories

16. Website Content
The text, graphics, logos, images, videos, apartment search materials, forms, guides, lists, and other content on our website belong to 2nd Chance Apartment or are used with permission.
You may use our website for your personal apartment search. You may not copy, sell, repost, scrape, mirror, or reuse our website content, apartment lists, forms, guides, or branding for business purposes without our written permission.

19. Fair Apartment Search
We aim to help every client with respect. We do not make apartment recommendations based on race, color, religion, sex, disability, familial status, national origin, or any other protected status.
Apartment options are based on the search details you provide, such as city, budget, move-in date, bedroom count, income range, rental history, credit situation, background details you choose to share, availability, and apartment criteria.
20. Service Changes
We may update, change, pause, or stop parts of our website or service at any time. We may also update apartment lists, service areas, rebate details, forms, communication methods, or website features.
We do our best to keep the website helpful and available, but we do not promise that it will always be error-free, current, secure, or available at all times.
21. Limitation of Responsibility
Our website and service are provided as available. We work hard to help, but you are responsible for your apartment search decisions.
To the fullest extent allowed by Texas law, Gary Group Realty DBA 2nd Chance Apartment is not responsible for:

- Application fees or deposits

If we are found responsible for a claim related to the website or service, the total responsibility of Gary Group Realty DBA 2nd Chance Apartment will be limited to $100 to the extent allowed by Texas law.

If your actions cause a claim, dispute, loss, fee, or expense against Gary Group Realty DBA 2nd Chance Apartment, you agree to be responsible for it when it comes from:
